Planning is the key to a successful remodel

Getting your plans approved in Palm Springs in 3 days

When I first meet with clients there tends to be a lot of arm waving and enthusiasm. “Let’s do this and then this and we’ll put the dishwasher here and the new cook top goes here..” It is the most fun of a remodel, discussing all the possibilities, but then at some point reality has to set in and the owners realize that putting the dishwasher over by the refrigerator doesn’t make sense. That’s where putting a plan on paper comes in.

As an Interior Designer in Palm Springs it is my job to take all the arm waving and enthusiasm and put that into a plan that will sail thought the city planning department. While there are cases where you don’t need approval from the City, if you are going to make structural changes you do need City approval. While that may sound like a daunting task, it really isn’t if you know what you are doing.

While you may be asking yourself, why do I need an Interior Designer in Palm Springs? Can’t I just rip out the old, move the walls and install the new? In fact if it’s all done inside who is going to see me doing it? Well, maybe nobody will, but if you ever sell you home and it’s not done to code the new owners may find out or if something happens while you still own it you could have issues with your insurance. My husband, Jim Franklin a Realtor in Palm Springs has encountered a number of properties where additions have been done that were not permitted. In one case the tenants complained to the city and the owner had to do extensive work to correct the code violations, you can read about that case by clicking here.

“But it’s so expensive and you know Palm Springs, we will never get this done.” That’s not true as long as you know what you are doing and follow the rules. This property in Palm Springs was purchased by a client of mine who wanted to redo the kitchen, one bedroom and the Master bedroom making substantial changes to the floor plan. Here you can see the before and after floor plans. Once these drawings were approved I put together the blueprints and application to the City of Palm Springs Building department, submitted them and with 3 days we had the approvals to start the demo. At each step along the way we had the inspection done and checked off. Once the remodel was complete we received our certificate of occupancy and rented the home.
