How to Sell Your Property

in Palm Springs

The number one issue is kitchen and baths, baths and kitchen, kitchen and baths, just keep that in mind when preparing your Palm Springs property for sale.

There are many ways to make selling your property in Palm Springs a quick and painless adventure. I have worked with many buyers from cheap vacation rentals in Palm Springs to million dollar homes in Palm Springs.

To begin with, start at the curb. Curb appeal is very important as the buyer will set their first impression with what they see when they pull up to the house. The neighbors property next door can also have an impact on how your property will be perceived by the potential buyer. If you can’t encourage your neighbor to clean up their curb appeal, then you might try to camouflage it in some fashion, either planting bushes or some type of a wall. The same is true for the back yard, looking at an abandoned RV in the neighbors backyard can be just as bad.

The second most important part of the home is the kitchen and bathrooms. Once in the front door the prospective buyer of your Palm Springs property will want to see the kitchen and baths. You can have a small bedroom, small living room, but kitchen and baths are what will make or break the deal.

First the kitchen. If you have an older home you may have a galley kitchen, one that is long and narrow. If you can’t remodel the galley kitchen and expand it then there may be other ways to avoid remodeling your galley kitchen. Upgrading the appliances and counters may be one way to improve the appeal of your galley kitchen, just be sure that the appliances, especially the refrigerator do not stick out too far as a galley kitchen can be narrow. When updating your galley kitchen you should consult with an interior designer specializing in galley kitchen remodels.

If you have an open kitchen you may still want to remember that you can have too much open space. I have seen remodeled kitchens that have the appliances lined up against the wall and then a big open space that is not useable. It is always good to consult with an interior designer when remodeling a kitchen.

One of the biggest mistakes home owners make is to remodel a bathroom and eliminate the cabinet space. While the fancy sink that they found on e-bay might be ok for the powder room it has no place in the master bath. Prospective buyers of your Palm Springs property will be turned away with a master bathroom that doesn’t have any cabinet space. Everyone has things that need to be stored in a bathroom and if you have a counter with no cabinets where to you put your stuff?
